SEO and AI search for agents and brokerages

Real estate SEO for agents and brokerages who want to own their neighbourhoods

The big listing portals will always outrank you for ‘homes for sale’. What they cannot do is know which street in Doon floods in spring, or which condo building has the good board. That is where an agent wins, and where we help you get found: neighbourhood by neighbourhood, in the words buyers and sellers actually use.

  • Neighbourhood by neighbourhoodReal local pages, not copied town templates.
  • Inside regulator and brand rulesWe write for your brokerage’s rules.
  • Review at month threeJudged against a baseline we date in week one.
What your next customer types
Typical searches for real estate
  • realtor in my neighbourhood
  • homes for sale in a specific area
  • condo for sale downtown
  • how much is my house worth
  • sell my house fast in my city
Each search gets its own page, so Google knows what to show
These are examples of the kinds of searches. We confirm the real ones for your area in the first two weeks.

Search in your market

What buyers and sellers actually type

Most searches name a place, or a worry. These are the kinds that bring an agent a new client.

  • realtor in my neighbourhood
  • homes for sale in a specific area
  • condo for sale downtown
  • how much is my house worth
  • sell my house fast in my city
  • first-time home buyer agent
  • best realtor near me
  • is this neighbourhood a good place to live
What we fix

What agents and brokers tell us is going wrong

Four things come up again and again.

The portals take every search

Large listing sites sit above you for anything that sounds like ‘homes for sale’.

Fix: stop competing there, and win the neighbourhood and seller searches they ignore.

Your neighbourhood pages are thin

A paragraph copied from the town’s website, the same on every page.

Fix: real local detail, written by someone who knows the area, one neighbourhood at a time.

Reviews are scattered

A few on Google, a few on another site, a few on a brokerage page nobody visits.

Fix: a steady routine that puts new reviews where Google can use them.

The brokerage brand and your own brand compete

Your name, the team’s name and the brokerage’s name all fight for the same search.

Fix: a clear identity, set up inside your brokerage’s rules.
What’s included

Real estate SEO, in six parts

Each part has something you can see and check. You own everything we produce.

Neighbourhood pages with real detail

A page for each area you sell in, with local knowledge that only you could write, not a pasted summary.

You see: published pages, each with one clear search target.

Google profile and map rankings

Categories, service areas and photos set up accurately, with rank checks from the neighbourhoods you work.

You see: dated grid maps, before and after.

Seller and buyer pages

Pages that answer the questions people ask before they call: what is my home worth, what does the process cost, what happens next.

You see: published pages, each tied to one search.

Reviews in the right places

A routine for asking past clients for reviews where Google can use them, within your regulator’s rules.

You see: a monthly review report.

AI search visibility

We ask ChatGPT and Google’s AI answers who to hire in your area, and record who gets named.

You see: the actual AI answers, saved monthly.

Technical SEO and site fixes

Speed, mobile layout and crawl fixes, including listing and IDX pages that slow a site down.

You see: each fix, with how we confirmed it worked.

Rules we work inside: Real estate advertising is governed by your provincial regulator and your brokerage’s brand rules. We write inside both, avoid claims you cannot support, and send you every page to approve before it goes live.

Real local results

What local search looks like for agents

We looked at real Google Maps results for real estate agents in two parts of Kitchener. Some agents travelled across areas, and some stayed put.

How it works

How our real estate SEO work runs

We look before we act. Nothing changes on your site until we can show you why.

  1. Diagnose

Rank checks from points across the area, a technical crawl, and a baseline of what AI tools say about you.

  2. Prioritize

Fixes ranked by business impact and effort, so the first job is the one that moves calls.

  3. Architect

One target page per search, and a 90-day plan you sign off before we start.

  4. Execute

Profile, site, content and directory work shipped on a set rhythm.

  5. Compound

We measure, report plainly, and move effort to what is working.

Sample finding, illustrative

An agent is strong downtown and unseen in the suburbs

Finding
Top three for “real estate agent” in the downtown area, outside the top 20 from a suburb.
Evidence
A dated rank grid across the city, with the centre and radius recorded.
Diagnosis
The site names only downtown neighbourhoods, and the profile lists no suburban areas.
Action
Add pages for the suburbs the agent actually sells in, and update the profile service area.
Validation
Rerun the same grid at day 60 from the same points.

What we will not do

No guaranteed rankings, no bought links, no promised AI citations. If we find the problem is not search at all, we will say so on the first call.

Who this is not for

We would rather say it now than after you have paid for it.

  • You want a guaranteed ranking. Nobody can promise one, and anyone who does is guessing.
  • You need results in 30 days. Local search takes a few months to move.
  • You want bulk link packages. We do not buy links.
  • You cannot let us change your website. Most of the gains come from fixing it.

Who does the work

A small team, each person owning one part. You deal with the same people each month.

  • Technical SEOCrawl, speed, structured data, and fixes your developer can ship.
  • Local and Google profileCategories, services, photos, posts, reviews and listings.
  • ContentService pages written around what your customers actually type.
  • AI searchWhat ChatGPT and Google’s AI answers say about your business, and why.
FAQ

Questions about SEO for real estate

Can a single agent outrank the big portals?

Not for broad searches like homes for sale. For neighbourhood, seller and local-knowledge searches, often yes. That is where we focus.

Do I need a page for every neighbourhood?

Only for the ones you really sell in, and each page needs real local detail. Copying one page with a different name is what Google calls a doorway page, and it can hurt you.

Can you work with my brokerage’s brand rules?

Yes. We write inside your brokerage’s rules and your provincial regulator’s, and you approve every page before it goes live.

How soon will I get enquiries?

Map results typically start to move in 60 to 120 days, depending on how contested your area is. We judge progress against a dated baseline at month three. We do not promise a number of leads.

Is AI search optimization included?

Yes. We track what ChatGPT and Google’s AI answers say when someone asks which agent to hire in your area, and rework pages so they can be quoted. We do not promise citations.

What happens on the call?

A free 30-minute strategy call. We look at your Google profile and site with you, explain what we see, and tell you whether we are the right fit.
